The rooms are quite nice and in good conditions. The bed and bedding are comfortable. The location is convenient a few minutes drive to the center and just outside the motorway.
Though, the showers are not okay though, many marks of black mould, the shower head was leaking everywhere as it is clearly too old.
The breakfast was a joke, a bit of ham and cheese a few fruits and that is it. A despicable coffee (such a shame in Italy) and no even yougort or different kind of bread.
Truth be told, this doesn't look like much from the outside. But the rooms are huge, quiet and even have kitchenette. Very nice. The included breakfast next door wasn't that good. It is a bit too far away from the center though. Staff was friendly. Rooms were clean and enough space for parking.
