Relaxed, older guesthouse in Jomtien area - close to beach and local night market. The rooms are quite large. We stayed in a regular studio room on the 3rd floor. As is mentioned in other reviews, be aware that there is no lift/elevator. The regular studio rooms all have a balcony or patio (ground floor) overlooking the street. The guesthouse is an older building, but it is generally well maintained and comfortable.
The air conditioning kept the room cool-ish, but it could not get our room down below around 23 or 24 degrees Celsius (74/75 F) - my attempt at an estimate of the temperature. Since we were already settled in to the room, instead of requesting a different room, we requested a fan (which was delivered promptly - thanks!) and that worked great.
As has been mentioned in other reviews, the beds are on a large wooden platform that sticks out quite a bit from the mattress itself, so you do have to be a bit careful when walking around the bed to ensure you don't hit your shins. The bed itself was comfortable, large and not as hard as many that I have slept on in Thailand.
The rooms were quiet, we didn't have any issues trying to get to sleep at night. It is just a short walk from the hotel to beach road (baht bus, restaurants, beach chairs, etc.), and there is a 7-11 right at the corner (you have to look for it, the entrance is hidden a bit by the open air restaurant on the north side).
The staff were friendly and efficient for check in and check out, and breakfast was basic but plentiful.
A nice place to stay with partial seaview. Each room is a studio apartment with a large double bed, equipped kitchenette, and dining area,so good for an extended stay. Breakfast buffet in the morning and a small refreshing pool. Not the cheapest, but nice. My only complaint was weird tiles on the floor with weird spacing/ grouting. I kept stubbing my toe with bare feet

Nice place. Offering long term rent as well. Ask for a room on second floor or higher as the first floor is directly on the street. Very small pool - the hole pool area is very worn down. No pool latter so a bit hard to get in and out of pool. At my visit the pool badly needed a clean - Full of bugs. The room is on the other side good. Big kitchen and bathroom - all in all a good size. No elevator at this point, but planes to get one.
Amazing place & breakfast, location is great, staff is friendly, would definitely be back here again
