If location is the primary factor, I would rate it higher. It's a 1 minute walk down a beach access path to a fantastic beach with fine sugar white sand. It's less than a mile walk from the party hub of times square, but there are some great food options all around it. So, It's a nice family friendly location. Close to the action, but not in the middle of it. The beach is more secluded then further north.
But we stayed in room 7, and the amenities were noticeably subpar. Doors didn't close right. The kitchenette sink was corroded, deteriorating, and leaking. It was on a cabinet that was old, scratched up, and falling apart. The couch was awkwardly placed next to the bed and was decrepit. The nicest part was the bathroom, that had clearly been updated recently. It had a nice sized tiled shower, and the fixtures were shiny and appealing, like one would expect throughout their resort room. The bed was comfortable.
Outside, the pool water was very nice, the pool deck was pretty small but decent, but the tiki bar was deserted with maintenance items stored behind it. The little grill area was a hot mess, virtually unusable.
Pros:
-direct access to a beautiful beach
-clean private pool
-It's a nice location if you don't want to be in the middle of the party scene, but enjoy being nearby
-right across the street from a tram stop, a fantastic breakfast diner, a Mexican restaurant, and a pizzeria.
-the manager was accommodating.
Cons:
-the facilities are badly in need of some updates and general TLC. So much so that it overshadowed the "pros" for my family. We won't be back.
It's clean, you can tell they are doing renovations. There were new porches and floors in our unit. I think this place has potential to become more. I think it would be fun to come back as renovations continue.
Falling apart. Doors creak and leak, can see out side the front door with it closed. The walls move when you touch them.kitchen was gross. One of the cabinent hingers were ripped thru the particle board its made out of. Breakers popped when i used the microwave. Overhead fan and light didnt work.. Could go on..
Good for price.. staff is awesome
Comfy beds. The owner was very nice and it's perfect location you're literally a few steps away from the beach. And not to far from the pier . Always stayed here and always will
