From the welcome by Chris who parked our car, to the really helpful reception staff and then being served cocktails in the pool - every member of staff were terrific. Decor and eye for detail throughout is amazing. Stunning art works. Really great food and service in the bar was spot on. Bedroom is stunning. Loved it all, and the quality is amazing. Loved it - thank you.
Wow! Beautiful stay. Loved the experience here from end to end. Friendly and professional staff and it's a gorgeous, beautifully curated space. Room was delightful. Huge comfy bed, big luxurious bathroom. What really made this stay great was the little touches. Martini hour, good quality tea in the rooms, comfy robes. Look forward to making this my base in Brisbane again in future.
Great place. You can get lost in it so easily which can be fun. Heaps of different machines to play. Restaurants are all great value n delicious food. Staff are helpful n courteous. I would recommend becoming a member as you get a lot of bonuses n you get inside a lot quicker. Only downfall is leaving with a lot less money BUT that's gambling!!!
Enjoyed the artwork throughout the property. The Johnson is well placed away from the hustle of the city and Valley but close enough to enjoy these thriving areas. The pool is sensational, though not enough time to enjoy a lap or two. Beds are comfy, rooms are spacious, and the Nespresso was a goodsend. Would recommend this property to all demographics and travellers. A big change of use and design to what this property once was - Queensland Transport Department. The high ceilings and use of wall space and lighting well thought out, congratulations to the designers
Super stoked with our stay. Gorgeous, clean modern room with the massive bonus of a complimentary mini bar and coffee machine with pods - nice touch! Considering there are construction works kicking off at 6am in the morning right next door the sound proofing of the rooms are quite incredible. We couldn’t hear any of the city or construction noise with the doors shut. Will definitely be booking here again for our next Brisbane visit.

A very chic Apartment. Staff & Management very friendly. Rooms clean & kitchen is well equipped. Bed & pillow were comfortable. Close to James Street & heaps of eateries to choose from. One night was not enough, would have liked a full weekend. It was raining all weekend, so unable to use roof facilities.
Top notch hotel! Very modern and stylish. All facilities are in working order and there is everything you need. Very quiet and relaxing. Even though it’s right under the storey bridge, you cannot hear any traffic noise when windows are closed. Amazing location, with lime scooters always available outside. The hotel is unique with its art and design. Very clean, and the staff are friendly and welcoming. Had no issues with our stay. One of the nicest places we’ve stayed.
This accommodation would have become 5 stars if the waiting staff in the bar didn't take 30 minutes to take our order between drinks. The food was outstanding and the waitress was very attentive while we were ordering our meal. After dinner we went for a stroll and returned about an hour later. We were greeted by the same waitress who said she would attend to us in a little she had no idea we were the same couple she had served about an hour earlier. We waiting at least 10 minutes to be invited in by someone else. By this time it was very quiet and well staffed. The waitress passed us again about 5 minutes after we were seated without taking an order. We sat for a further 20 minutes before one of the staff noticed we were just about to leave. We finished our drinks and waited to order another. It was so long between drink and when we were asked for our order it sat on the bar ready to be delivered for at least 10 minutes. We had to ask for our drinks again. We hurriedly finished our drinks and left. The hotel was spotless. all staff other than the top restaurant were perfect in every way. We would visit again but not to the restaurant.
Great place. Staff are both helpful and friendly. Rooms are top notch and meticulously kept. F+B worth trying. Everything well presented. Recommend for sure.

But...come breakfast queue then getting car from valet parking.... 30 min delay for both, it's a major fail.
$45 day for valet parking when we never went to the car is price gouging. We accepted it but won't again.
You guys have worked so hard and delivered a brilliant product. Just need more of your fantastic staff at peak times.

Service was excellent. Staff are very proactive. For example, the concierge saw us heading out and went out of his way to call the lift. After we checked out, concierge gave us bottles of water for the trip. Small things, but made a big difference. Bar is good. Breakfast buffet was excellent.
Best Customer/Guest service we have had in a long time! Chris is a Exceptional Host of this Beautiful Boutique Hotel which is truly a hidden gem. Our Room was lovely and clean, it had absolutely everything we needed, with nice lill extra touches, Bed was comfortable. The pool was nice for a swim and it's close to everything around Beautiful Kangaroo Point. We will be back. Thanks Chris & Team ⭐⭐⭐⭐⭐
Love, love, loved this hotel. The rooms are really funky and the suites are gorgeous, but the best thing of all is the staff. They are so friendly, yet still super professional. They certainly went above and beyond during my stays.
This a great little boutique hotel in a great location in the Valley. The rooms are of a good size, modern and clean. The staff are friendly and offer great service. My only complaint is the water pressure. It was much better on this trip. A month ago it was a trickle. just enough to get wet. This time not great but much improved.
The hosts made every effort to make our stay a memorable one. No 12 is ideally located, a magnificent property full of the owners collection of antiques and the finery of art nouveau, deco and earlier periods and the most amazing Yixing teapot collection. Peter was the perfect host and provided a breakfast better than experienced at five star hotels we have stayed in with the attention to detail only possible from someone passionate about food. High quality bed linen on an authentic 1880s brass bed In a spotless bedroom with a private bathroom made our overnight stay complete. Would definitely recommend and return to stay again
Room is small , looks tidy.the chair looks like got some stains on it so I put a blanket on it to sit on. The shower room, when you shower the whole bathroom get very wet as there's no border. Only recommend for the people who Only need a bed . Great location.
Don't want to leave here tomorrow. Rose Cottage is just beautiful and very comfortable. Everything you could need, full size fridge, fully equipped kitchen, cute veranda overlooking the garden with comfortable chairs. Spotlessly clean. Great hosts, if you are a dog and cat fan they will come for a visit if not the owners keep them away. I loved a glass of wine with 2 dogs lying near by and Tabby purring under the chair. Suburban but very private, not far from station, restaurants and a comprehensive small shopping center. Good off street parking. Especially appreciated a pre loaded travel GO card to start me off. Array of breakfast foods in fridge too, could not ask for more.
I just wanted to say thank you once again to the Gambaro group for your outstanding hospitality on my recent stay. It was my second time staying and the service never fails to dissapoint. I was delighted to receive a complimentary room upgrade and light breakfast. I have stayed at many other 5 star establishments and they could certainly take a leaf out of your book! Thank you Maggie and team for an incredible, refreshing stay and I can't wait for my return which I am sure will be very soon.
